Visit frequency depends on your chosen package. Our Basic Care package includes bi-weekly visits, Full Maintenance includes weekly visits, and Income Plus includes visits as needed plus tenant coordination. You can also customize the frequency based on your specific needs. Each visit includes a thorough inspection and photo/video documentation.
What locations do you cover? +
We currently serve properties in [Your City/Region and surrounding areas]. Our service area extends approximately 50 miles from our office. If your property is outside this area, please contact us—we may still be able to help or can refer you to a trusted partner in your location.
How do I know what's happening at my property? +
Transparency is our priority. After each visit, you receive a detailed report with photos and videos sent directly to your phone via WhatsApp or email. You'll also get monthly summary reports. For rental properties, you'll receive financial statements showing income, expenses, and upcoming maintenance needs. You can reach your dedicated property manager anytime via phone or WhatsApp.
Is there a long-term contract? +
No long-term commitment required. We offer month-to-month service with 30 days notice for cancellation. We believe in earning your trust through great service, not locking you into contracts. Annual plans are available at a discounted rate but are completely optional.

Services & Maintenance

What if there's an emergency? +
We provide 24/7 emergency response for urgent situations like water leaks, electrical issues, break-ins, or storm damage. Your property manager's direct number is available for emergencies, and we have a network of contractors ready to respond quickly. For Full Maintenance and Income Plus packages, emergency response is included at no extra charge.
Do you handle repairs and maintenance? +
Yes! We coordinate all repairs and maintenance using our network of licensed, insured vendors. Small repairs are handled immediately. For larger projects, we send you photos, cost estimates, and recommendations. You approve the work before we proceed. We handle everything—scheduling, quality control, and payment—so you don't have to coordinate with multiple contractors.
What's included vs. what costs extra? +
Your monthly package fee covers all the services listed in your plan—inspections, reports, basic maintenance, vendor coordination, etc. Additional costs include major repairs (plumbing, electrical, etc.), contractor work, materials, and special requests. We always get your approval before incurring any extra expenses. Typical markup on vendor work is 10% for coordination.

Rental Management

Do you help with tenants and rent? +
Yes! Our Income Plus package includes full tenant management. We market your property, screen potential tenants (background checks, employment verification, references), prepare lease agreements, collect rent, handle maintenance requests, and manage move-ins/move-outs. You just receive your monthly rental income minus our management fee and any approved expenses.
How do you screen tenants? +
We conduct thorough screening including credit checks, employment verification, rental history, and personal references. We look for stable income (typically 3x monthly rent), positive rental history, and clean background. We present you with qualified applicants and our recommendations, but you make the final decision on who rents your property.

Payment & Pricing

How do I pay for your services? +
We accept bank transfers, credit cards, and international wire transfers. Payment is due on the 1st of each month. For rental management, our fee is automatically deducted from the rent collected before we transfer your income to you. We can set up automatic payments for your convenience.
Can I upgrade or downgrade my package? +
Yes! You can change packages anytime with 30 days notice. Many clients start with Basic Care and upgrade to Full Maintenance as they see the value, or switch to Income Plus when they're ready to rent. We prorate charges to ensure you only pay for the services you use.
Are there any hidden fees? +
Never. We believe in complete transparency. Your monthly fee covers exactly what's listed in your package. Any additional work—repairs, contractor services, special requests—is clearly communicated and approved by you before we proceed. You'll receive itemized invoices showing exactly what you're paying for.

Getting Started

How do I get started? +
Simply contact us via phone, WhatsApp, or our website contact form. We'll schedule a free property assessment at your convenience. During the visit, we'll inspect your property, take photos, discuss your needs, and provide a customized service recommendation. No obligation—just expert advice. If you decide to proceed, we can usually start within a week.
Do I need to be present during visits? +
No! That's the whole point—you don't need to be there. We'll arrange to receive keys through a secure method. Many clients are in different countries and have never met us in person. We document everything with photos/videos so you can see exactly what we're doing. For the initial assessment, we do recommend being present if possible, but it's not required.
